If you are relocating to Onslow County, including service members and their families with orders to Camp Lejeune, MCAS New River or Camp Johnson, this guide covers what to plan for when a new construction home is part of the move. It pairs general planning steps with the 36 communities I track across Jacksonville, Richlands, Hubert, Sneads Ferry, Holly Ridge and Swansboro. Every buyer gets the same information here, whatever your background or household.
Plan the Move Before You Pick a Home
- Start with official moving resources. Military OneSource has PCS planning guides and checklists, and your installation relocation and housing offices can explain local options and timelines. Military OneSource moving and PCS
- Know your housing allowance from the official source. Basic Allowance for Housing rates vary by pay grade, duty location and dependency status and change each year, so look up your own rate with the Defense Department BAH calculator instead of relying on any number you see on a builder or listing site. DoD BAH rate lookup
- Line up financing early. Get preapproved before you write a contract, and if you plan to use a VA loan, ask your lender to request your Certificate of Eligibility. Read my VA loan guide for new construction.
- Match the home to your report date. A quick move in or spec home that is already built or under way can usually close sooner than a home the builder has not started. If you build from the ground up, get the estimated completion date in writing and ask what happens if it slips.
- Check the flood zone and insurance. Much of Onslow County is coastal, so look up the flood zone for any homesite on the FEMA Flood Map Service Center and get homeowners and flood insurance quotes before you commit. FEMA Flood Map Service Center
- Ask about HOA fees and rules. Many communities have an HOA; ask the builder for the current fee, what it covers and any one time fees due at closing.
- Plan for buying from a distance. Many builders offer video tours. Decide who will attend inspections and the final walkthrough if you cannot, and ask your lender and the closing attorney early whether a power of attorney will be accepted and in what form.
- Map the commute yourself. Drive times depend on the gate you use and the time of day. The distances in this guide are straight line miles only.

PCS Move Questions
How early should I start looking at new construction before a PCS move?
As soon as you have orders and a rough report date. Homes that are already built or under way can close in weeks, while a home that has not been started takes months, so your timeline decides which homes make sense.
Does this guide list BAH rates?
No. BAH rates depend on pay grade, duty location and dependency status and change each year, so use the official Defense Department BAH calculator for your own rate.
Can I buy a new home without visiting first?
Many buyers do. Ask the builder for a video tour, review the contract and warranty carefully, and arrange for someone you trust or an inspector to attend inspections and the final walkthrough.
Which towns should I look at?
Builders in this guide are active in Jacksonville, Richlands, Hubert, Sneads Ferry, Holly Ridge and Swansboro. Compare commute, price, HOA and flood zone for each community rather than relying on the town name alone.
